Expect Colorado to Add Jobs in 2013

The forecast looks good for the addition of jobs in Colorado State this 2013!  It is expected that 35K new jobs will be added this year in various sectors.  Yes, the economy is still uncertain, but, like the housing recovery, things continue to look good.

Summit Economics in Colorado Springs senior partner, Tom Binnings, was among the speakers who discussed his forecast for 2013 at the Colorado Business Report’s 2013 Economic Forecast.  The event was held at the Northern Colorado University and 460 people attended the event.  Talk focused on the energy and health care, real estate and banking industries in Northern Colorado.

According to Binnings, there would continue to be a bit of uncertainty not only because of the current economy, but, because of the way in which the US will handle its national debt.  Binnings continues that we will see improvements in sectors like homebuilding while sectors such as retail would have a difficult year.

Banking

Joe Bonner, Community Banks of Colorado president discussed the topic of future lending this year.  He stated that we’ll likely see more loans issued this year, but, banks should be certain to lend “prudently.  He added that the days of issuing loans to the candlestick maker, the baker, and the butcher are long overdue.

Bonner also discussed the issue of uncertainty at the national levels that banks are confronted with.  He claims that with proper management of their money, they should not have a problem nurturing economic growth in both a responsible and sustainable manner.
Northern Colorado is among the lucky US States due to having exceptional economic fundamentals which are among the best in the nation.

Real Estate

Michael Ehler of Realtect Commercial Real Estate states that the real estate market should continue to improve.

Ehler forecasts that financing rates should remain attractive which should nurture continued transaction activity.

According to the presentation high rents and low vacancy rates will continue in the multifamily sector where vacancy rates have been below 5% all year, as well as, in retail space, particularly in Downtown Fort Collins and in Loveland’s Centerra development.

Industrial space in Weld County continues to be at a premium, making it likely for the addition of some new construction, if financing is obtained.  In Greeley, the Leprino cheese plant is expected to open its third phase which will not only boost activity, but create new jobs.

Health Care

Donna Lynne of Kaiser Permanente stated that most changes in the health care industry will occur in 2014.

According to Lynne, although Colorado State has the slimmest population, it does not have the healthiest and the state’s health care costs are among the top one third of the nation.  Lynne also states that with the Affordable Care Act more employers will be offering their employees health coverage.

It is estimated that 700K more Colorado residents will be eligible for Medicaid with its expansion or will enroll in new insurance exchanges.

It is projected that with the Act, the industry will feel a lot of turmoil according to Lynne.
Energy

According to Greg Pachner of Noble Energy Inc., a gas and oil company based in Houston, it is expected that an annual growth rate will result from the Niobrar shale formation in the DJ Basin.  This projection is expected to be  at a 20% growth rate over the next five years.

He predicted the Niobrara shale formation in the D.J. Basin will fuel a compounded annual growth rate of 20 percent through the next five years.

The company, which bills itself as the largest producer in Northern Colorado, has reserves of 2.1 billion barrels of oil-equivalent in the region, he said.

“It’s a premier oil play that has outstanding well economics,” he said.

What is Colorado Curfew Law?

Each US State can enforce a curfew law, and each will be specific to the city or town of a particular state. Colorado State does not have a statewide curfew; however, individual cities and towns within the state can and have set and enforce local curfews for juveniles.

In the Colorado Constitution’s Bill of Rights, you’ll find Article II, Section 3, which states that for individuals under 18 years of age freedom of movement is not a fundamental right.  Although there is not set curfew in Colorado State, as mentioned earlier, the following cities have set and do enforce local juvenile curfews.

Colorado State Local Juvenile Curfew Laws
Juvenile curfew laws that have been set and are enforced in the various Colorado cities and states must be adhered to by both juvenile residents and visitors to the area.  Failure to do so can result in a violation in the form of a ticket, or a trip to a safe site where parents or guardians are informed that the child is there and comes to pick them up.

Denver
Juveniles (all those under 18 years of age) in Denver, Colorado must stay off the streets during the hours of 11 pm to 5 am Sunday through Thursday.  On Fridays and Saturdays the hours are changed to midnight until 5 am.  If the juvenile breaks curfew during the winter season, the child will receive a violation in the form of a ticket.  If the offense is committed during the summer season, the juvenile will be taken to a SafeNite Curfew Program center where they will remain there until their parents or guardians are notified and pick them up.

Boulder
Boulder’s juvenile curfew law is a bit different than Denver’s.  The city incorporated a juvenile curfew law in 2009 for all residents aged 16 years and under which states they cannot be out in public during the hours between 11 pm to 5 am.  There is an exception to this rule and that is if a guardian or parent is accompanying the child.  Other exceptions to this law include events which exercise their first amendment rights, returning home from an entertainment event such as a concert, or going to or from their employment.

Vail
The city of Vail has enforced a juvenile curfew law for specific times of the year.  During the city’s July 4th and New Year’s Eve celebrations all resident and visitors under the age of 17 years cannot be in public between the hours of 10:30 pm on December 31st and 5 am on January 1st, unless they are accompanied by a parent, guardian, or older adult or have legitimate reasons to commute, such as, traveling to or from work.

Greeley
Greeley has set and enforces one of Colorado State’s strictest curfew laws, which details the same hours as Boulder but ups the age to 18 years old.  All those under the age of 18 must not be in public between 11 pm to 5 am on Sunday through Thursday, and between the hours from midnight to 5 am on Fridays and Saturdays.  There are some exceptions to the law which include permission for juveniles to travel to and from work, when the juvenile is accompanied by an adult over the age of 18 with the parent’s consent, when traveling due to an emergency situation or traveling from a community or school event.

Pueblo
Pueblo city also enforces a juvenile curfew law which applies to all residents and visitors under 18 years of age.  All those under 18 years must be off the streets unless they are chaperoned during the weekday by 10 pm and on the weekends by midnight.

Just because winter brings about cold weather, it doesn’t mean you have to limit your physical activities! Everyone needs to get their heartbeat above normal for at least 20 minutes, every day if possible, in order to stay ‘tuned-up,’ you could say.

We are always bombarded with magazine articles and late-night 30-minute commercials about the latest diet or newest exercise machine, but here in Adams County, Colorado, I did a little research on Ice Skating Rinks and found that there are more than a few in the area, and they also offer more than a few activities – and not just for the kids, but for you and the whole family too!

In Aurora, Colorado, you’ll find the Big Bear Ice Arena Ice Skating Rink. This indoor, Year-Round Ice Skating Rink was founded in 1997. Unlike the drudgery feeling of going to get your exercise at the gym, ice-skating is a fun diversion! The Bib Bear Ice Arena ice-skating rink tells us that the most popular event there is the ice-skating lessons. These are great because during your breaks you can watch OTHERS as they are learning…now THAT’S ENTERTAINMENT! Well, to be truthful, it may be funny to watch, but I remember the colorful yet PAINFUL bruises I attained on MY first few ice-skating lessons – I’m sure they were entertaining to WATCH, but not fun to experience! Nontheless…back to my topic… learning anything, whether it be ice-skating or pre-calculus, is fun for me…)

Well, to get back on track to Aurora, Colorado and Big Bear Ice Arena Ice Skating Rink. The prices of free-skating and ice-skating lessons change from time to time, and from season to season, so be sure to call ahead or check online before you make your way to the Big Bear Ice Arena Ice Skating Rink, so you can estimate how much your family excursion is going to cost.

Big Bear Ice Arena located in Aurora, Colorado offers Ice Skating lessons for adults and children of all ages and experience levels, but they also provide ice-hockey lessons and access to Ice-hockey leagues. Big Bear Ice Arena has the contacts. They can get you in contact with a ‘pee-wee league’ for your small children, or if you are an active adult in the sport, they have contacts for you to get involved in local adult leagues as well!

As with Ice-Hockey, a lot of times, you just want to get out and play, this is called ‘pick-up ice-hockey’ and can be extremely fun! I used to play it at the park. I would bring a few friends along, skate to the park (roller skate…) and see who was there to play street hockey with.

Just like what basketball players do, they just go to the park and play with whoever else is playing at the park too that day… I suppose you could have ‘pick up sandbox’ too, for the little kids who are playing in the sandbox or playing on the swings. Anyway, I’m getting off the topic again.

To get back to my topic, Big Bear Ice Arena also has times set aside for Pickup Ice-Hockey.  Again, as with the Free skate times they have, it is best to call in first to the Big Bear Ice Arena in Aurora, Colorado first to see when they have their Pickup Ice-Hockey times (I don’t think they will be having any Sandbox Pickup times…that’s a joke…I hope you laughed…)

Home Prices Outlook in the Denver Metro Area for 2013

A report released by Clear Capital report this past Tuesday forecasts that the Denver / Aurora home prices should experience a decline by about 0.2% in 2013.  Clear Capital is a real estate data company that is based in Truckee, California.

This past 2012 the Denver metro area experienced a gain of 11% which is outlined in Clear Capital’s Home Data Index.  The statistics were taken from the months between December 2011 and December 2012.  A 1.6% increase was experienced quarter over quarter.

On a national average, home prices rose 0.9% from November’s quarterly growth rate.  Clear Capital report that the mild quarterly gain showed a decline over the winter and holiday season.  Overall, Clear Capital states that nationally home prices in 2012 finished the year strong.

The forecast for 2013 is projected to continue at a moderate growth rate.  As of now, the forecast for 2013 looks good as the housing recover is still considered to be pushing ahead.  Nothing is set in stone, however.

Greeley Community Profile

Greeley, named after Horace Greeley (although he only visited once), was one of the nation’s first planned communities.  The city is one that is sophisticated that is well-developed in agricultural.  Residents enjoy a charming community which preserves the Northern Colorado tradition and celebrates many annual festivals and events that are unique to the town.   During the month of July the world’s largest 4th of July rodeo and western celebration is celebrated, the Greeley Stampede, which the entire town, as well as, many guests from out of town attend.

Greeley houses 87,596 residents with 14,000 of those being Northern Colorado University students.

Economy
Weld County has a diversity of agribusiness, educational facilities, and industry.  The economy is stable and strong and ranks among the nation’s top five counties for the volume of agricultural products sold.  In terms of cash receipts Weld County is Colorado State’s largest agricultural county, with agribusiness contribute over a billion in the local economy.

Facilities of large corporations which include JBS Swift & Company and State Farm Insurance are also located in Greeley and Weld County, as well as, manufacturing facilities for Metal Container Corporation, Kodak, and Owens-Illinois.

Another contributor to Weld’s economy is their oil and natural gas industry which is responsible for $625 million, and contributes to some of the region’s top dollar jobs.

Education K-12
Weld County features 12 K-12 school districts and various private schools.  District 6 provides education to Greeley and Evans and educated 18K students.

Parks and Trails
Greeley is a wonderful community to enjoy natural spaces and feature 40 parks and athletic fields. The parks offer a number of amenities which include playground equipment, walking trails, restroom facilities and picnic shelters.

Along Greeley’s north side the trail Poudre River travels west from Island Grove Park through Windsor, and continues to Fort Collins.  Those that head off on the trail enjoy the opportunity to explore wildlife and landscape, bike, rollerblade, jog, and walk.
